Diligent use of the some 25 million yards of sand (that will be removed to improve river flow through Jackson) will create an island 3/8ths miles wide and 3 miles long opposite downtown Jackson. It will also add 600 acres to Jackson's central business district, which will provide active growth to the metropolitan area for several generations.

The island canal provides a unique opportunity for both commercial development and parks.  

The island will create an area ideal for marinas, restaurants, shops, office buildings, and beautiful green parks and walking trails. 
The combination of very stable water surface elevations and continuous displacement of clean water from the reservoir will make the lake particularly better suited for waterfront development than most similar projects. Mud Island in Memphis contends with 30 foot water level fluctuations. This park, placed in the center of the downtown island, has been set at an elevation of 274.5 feet. At this level, 4-1/2 feet above normal lake level of 270.0', the streets, walks and grass areas of the island will not flood in a 1979 storm event.
